Terms of Service

Draft — pending Portuguese legal review. The terms below describe our intended use policy. They are not yet a binding contract; we will replace this page with reviewed text before public launch.

The Service

Lisbon Scout is a rental-listing platform for the Lisbon metropolitan area. Some listings are sourced from partner portals; some are submitted directly by realtors and landlords (the "Direct Listings" tier).

Accounts

You may create a free account using passwordless email sign-in. You are responsible for the email address and any device that holds an active session. You can list active sessions and revoke them in your account settings.

Acceptable use

• Listings must describe real, available rental properties. Stock photos, fictitious addresses, and bait-and-switch postings are prohibited.
• Photos must depict the actual unit. EXIF metadata is stripped on upload regardless.
• Contact details (email, phone) must reach a real person who can answer rental inquiries.
• Discrimination prohibited under Portuguese law is also prohibited here.

Moderation

Direct submissions go through automated checks (address validation, duplicate detection, price-anomaly screening) and may be reviewed by a human moderator. We aim for a 72-hour decision window. We may reject submissions that violate the policy above; we will state the reason.

Featured listings

Where featured-listing fees apply, the placement window starts when payment is confirmed and runs for the period purchased. We do not refund featured listings whose performance was below your expectations — impressions and clicks are market-driven, not guaranteed. We do refund featured listings that failed to appear due to a technical fault on our side, or that paid for a listing later rejected by moderation.

Affiliate program

Affiliate accounts are admin-approved. Commission rates and payment schedules are agreed in writing per affiliate; this page does not amend those agreements.

Termination

You can request account deletion at any time (14-day cooling-off, cancellable). We may suspend accounts that violate this policy; recurring violations result in permanent termination.

Liability

We do our best to surface accurate listing data, but we do not own the underlying properties and cannot guarantee that any specific listing is currently available, accurately described, or compliant with Portuguese rental law. Tenants and landlords transact directly; verify everything before signing or paying.

Governing law

These terms are governed by Portuguese law. Disputes that cannot be resolved through the contact form are subject to the courts of Lisbon, Portugal.

Changes

Material changes are communicated by email with 30 days notice. Continued use after the notice period constitutes acceptance.
